The site is situated at the busy intersection of Plaza Parade, Evans Street and Millwell Road East, and is expected to play a key role as Maroochydore evolves into the Sunshine Coast’s principal business, retail and administration centre.
CBRE Sunshine Coast Managing Director Rem Rafter, who is marketing the property along with colleague Brendan Robins, said the property presented a rare opportunity for a developer or investor to acquire land central to the Maroochydore CBD.
“The 2.014ha site is presently vacant and is situated with a Principal Centre Zone, which allows building heights up to 25 metres and offers numerous development possibilities, including mixed use retail, a resort complex, residential apartments, an office block or a range of other business uses,” Mr Rafter said.
A tidal tributary of Cornmeal Creek flows through the property, providing an opportunity to incorporate a major waterway feature into any future development.
Approval has been granted to reconfigure the developable land into two separate parcels separated by the waterway. The developable land area will be approximately 7,363sqm
Mr Rafter noted that the site adjoined Sunshine Plaza, the Sunshine Coast’s largest shopping centre, which houses more than 320 speciality stores and is tenanted by major retailers such as David Jones, Myer, Target, Coles, JB Hi Fi, Woolworths and a 12-screen Events cinema.
Recently renovated and expanded at a cost of $400 million, Sunshine Plaza is a popular meeting place for Sunshine Coast residents and is one of the region’s most significant social, entertainment and retail precincts.
The site is also close to the new $2.1 billion Maroochydore City Centre project, which is taking shape on 53ha of land which once housed the Horton Park golf course.
The project’s first building, the fully tenanted Foundation Place, is now open for business, and one of Australia’s largest private development companies, the Walker Corporation, is working with Sunshine Coast Council to deliver a further 160,000sqm of commercial and retail space and 4000 apartments in the new CBD.
Mr Robiins said the Sunshine Coast was one of the most dynamic and fastest growing regions in Australia. Its population is tipped to reach 526,500 within 20 years growing at 2.6% pa, and its economy is forecast to almost double to $33 billion by 2033.
This is expected to underpin interest in the tender campaign for the 2ha Maroochydore site, with offers closing Wednesday, 12th May 2021 at 12 noon.
