A newly created land parcel created by a major road upgrade in Brisbane’s inner city suburb of Indooroopilly, southwest of the city’s CBD, will hit the market soon.
The 4,638sq m mixed-use development site at Lot 1, Moggill Road has become available after recent upgrades to the surrounding road network.
The upgrade along one of Brisbane’s busiest road corridors, Moggill Road, will improve safety for road users travelling through Brisbane’s busy western suburbs.
It is expected to be completed in early 2025.
The newly created land parcel at Lot 1 Moggill Road will be taken to the market via an Expressions of Interest campaign run by Knight Frank agents Blake Goddard and Christian Sandstrom on behalf of the vendor, Brisbane City Council.
Mr Goddard said the property was a high-exposure development opportunity situated at what is arguably Brisbane’s busiest intersection, with approximately 55,000 cars passing daily.
“The site is ripe to take advantage of the new upgrade with high exposure and favourable mixed-use zoning,” he said.
“Its strategic positioning underpins the value and longevity of any future development.
“Not only is the land in a high-exposure location, but it is also within immediate proximity of Indooroopilly Shopping Centre, Australia's 19th largest shopping centre and Western Brisbane’s major regional shopping centre, with close proximity to rail and bus public transport.”
Mr Sandstrom said the property was one of just a few sites in Brisbane’s western corridor from Toowong to Indooroopilly that was capable of being redeveloped.
“As a result we anticipate strong interest from both developers and owner occupiers wishing to capitalise on the prominent location and size of the site which would be ideal for a mixed-use project,” he said.
“The range of uses could include large format showroom, allied health, office, community services, short term apartments, gymnasium and other service retail.”
