Hines Property has launched a planning application for the $85 million purpose-built student accommodation tower on 29 Twin Street, in Adelaide's CBD.
When constructed, the tower is set to be the largest purpose-built student-only accommodation tower in the world, at 124.2 metres tall.
Property developer Hines Property has launched a planning application for the development on a site it owns at 29 Twin Street, between Grenfell Street and Rundle Mall, adjacent to the Ibis Adelaide Hotel, which was formerly owned by Hines.
Hines Property has planned the 38-storey tower in response to demand for modern, purpose-built student accommodation.
Architecture firm, Woods Bagot is heading up the design.
"The site dimensions presented the opportunity for the design team to create a simple singular expression that highlights and celebrates a slender tower. A three-level lobby void will respect and respond to the adjoining Gays Arcade whilst creating a transparent, somewhat floating podium for the tower," Associate Principal at Woods Bagot, Alex Hall said.
The tower will include a range of accommodation options, from single studio rooms to five and six-bedroom apartments.

The development will also include unique amenity spaces to encourage a communal and social environment.
The tower will include a communal mezzanine lounge, cinema and events space, study and dining area, garden retreat, rooftop lawn, and a wellness and yoga space.
“Even the laundry facilities have been considered as a meeting place for occupants whilst they wait,” said Mr Hall.
Managing Director of Hines Property, James Hines says the project will take modern student accommodation to new heights - quite literally.
Construction will begin next year and is expected to take 18 months to complete.
