Melbourne’s luxury property market is set for a new benchmark with the launch of Grandview, a boutique residential development by Abadeen Property Group. Leading the the project is former Melbourne footballer turned real estate expert Andrew Leoncelli, who has officially opened Abadeen’s Victorian office to bring the Sydney-based developer’s signature approach to Melbourne.
Positioned on High Street, Prahran, Grandview offers an exclusive collection of residences, including a show-stopping $19.5 million penthouse that redefines apartment living in Melbourne. Designed in collaboration with the acclaimed Carr Design, the penthouse spans an entire floor and rivals the size of some of Toorak’s most prestigious mansions. Featuring expansive indoor and outdoor living spaces, a private rooftop terrace, and sweeping city and park views, this residence is crafted for those who expect nothing less than world-class luxury.
Andrew Leoncelli, who has been involved in some of Melbourne’s most iconic apartment projects—including Australia 108 and the Channel 9 redevelopment in Richmond—believes Grandview fills a crucial gap in the market. “Many developments prioritise maximum density over livability,” says Leoncelli. “At Grandview, we’re doing the opposite—creating homes with house-like proportions that cater to buyers looking to ‘age in place’ without compromising on space or lifestyle.”
Designed with a focus on greenery, Grandview incorporates extensive landscaping to soften the urban environment. “In Melbourne, people value more than just city or bay views. Park-facing locations, like those at Grandview, create a serene and inviting atmosphere, with mature trees that have stood for over a century,” adds Leoncelli.
The residences, ranging in price from $1.4 million to $19.5 million, are designed for homeowners upgrading from smaller apartments or downsizing from large family homes. Features include second living zones, dedicated home offices, and premium smart-home technology such as number plate recognition and energy-efficient power systems.
Sales for Grandview will commence in mid-February, with construction set to begin midyear under the expertise of Manresa Construction.
