Stonebridge Property Group Julian White and LAWD Paul Callanan market The Precinct Clyde North for sale, either separately or in-one-line over three titles.
The Precinct, Clyde North is a major 61.59Ha infill landholding designated for a Major Town Centre, Commercial and Residential uses on the north-west corner of Hardy’s Road and Tuckers Road in the City of Casey. This infill area is in Melbourne’s south-east corridor, and one of Australia’s fastest growing local government areas.
Purchased by Daniel Robertson Pty Ltd in 1988, the sale of The Precinct, Clyde North marks the end of an historic era. This property sale is the last step in a 20 year project of unwinding of a fifth-generation family-owned brick manufacturing and property business, established in 1853
The Precinct, Clyde North will be the fifth property sale for Daniel Robertson following sales of its original brickworks site in Nunawading in 2013, Barossa Valley properties in 2009 and 2018, and Ferntree Gully in 2016.
Despite a strong brickmaking business, in 2004 Daniel Robertson realised its primary business focus should be property rather than manufacturing. However, to be able to unlock the sites the manufacturing needed to be separated. In 2006, a joint venture for the brick business was created with Brickworks transferring the manufacturing and quarrying activities from Nunawading, Ferntree Gully and Clyde. In 2011 the Robertson family sold their interest in the joint venture to Brickworks.
Extensive site rehabilitating works were conducted on each property prior to offering them for sale.
The Clyde North site was purchased in 1988 with an Extractive Licence and in a Green Wedge zone precluding residential encroachment. In 2009 the Urban Growth Boundary was expanded to include the site and change the zoning from Green Wedge to Urban Growth Zone. The business then worked with the Victorian Planning Authority to determine optimal site options, culminating in the decision in 2011 to create a Major Town Centre with the Precinct Structure Plan approved in 2014. Daniel Robertson has since rehabilitated the site ready for development, with fill completed to a Controlled Fill Class 1, as required for commercial construction.
The Precinct, Clyde North is for sale separately or in-one-line over three titles via an International Expressions of Interest campaign by Stonebridge Property Group and LAWD. Expressions of Interests close 28 November 2024 at 2.00pm (AEDT).
Daniel Robertson Pty Ltd, Director, Peter Robertson says: “This sale is part of our long-term plan and will be a significant milestone. It marks the last piece in the unwinding of Daniel Robertson Pty Ltd, our fifth -generation family brick business founded in 1853, signifying the conclusion to our 20 year journey in leaving manufacturing, and rehabilitating and selling our much-prized property portfolio.”
Stonebridge National Partner, Julian White said, “The development frontier in the south-east is nearing conclusion, with the Urban Growth Boundary close by and slowing down delivery of the surrounding PSPs. With established surrounding residential housing and limited competing undeveloped retail/commercial sites of scale, the Property is set to be the dominant retail hub in the precinct, further enhancing the appeal of the Property to high-quality tenants.”
LAWD Director, Paul Callanan said, “At present, there is a genuine flight to quality for sites which provide zoning, infrastructure and contribution certainty. This is an infill opportunity of irreplaceable scale surrounded by some of Australia’s largest developers, with the likes of Frasers, Mirvac, Stockland, and Brown Property Group all having active projects in the precinct”.
