Knight Frank experts Grant Bulpett and Mark Litwin have been appointed to market, 79 Balangara Way in Bellbird, Mount View Grange for sale on behalf of the vendor, WST Property Group.
Approximately 219 hectares in Mount View Grange, a master planned community comprising primarily of greenfield land positioned in an emerging growth corridor on the doorstep of the prestigious Hunter Valley wine region, is up for sale.
Situated at 79 Balangara Way in Bellbird, Mount View Grange is a 1,681 lot DA approved master planned community situated on 240 hectares in the Bellbird North Urban Release Area in the Cessnock LGA.
299 lots in the project have been completed to date, with a further 165 lots currently under construction, while approximately 350 lots have been sold.
The future stages of the Project, comprising 1,217 DA-approved residential lots and a 27,000sq m Town Centre super lot on a total of 219 hectares is for sale.
The offering is being taken to the market via an Expressions of Interest campaign run by Grant Bulpett and Mark Litwin on behalf of the vendor, WST Property Group.
Mr Bulpett said Mount View Grange offered buyers a unique opportunity to benefit from the growing Hunter region, a world-renowned location.
“Mount View Grange is one of the only development-approved master planned communities that can deliver a long-term housing pipeline to the emerging marketplace in the Hunter and Newcastle regions,” he said.
“People are increasingly moving to regional areas following COVID, particularly with the rise of working from home, looking for both a better lifestyle and greater affordability.
“Bellbird, positioned within the Cessnock LGA, is one of Sydney’s premier tree change locations, with one of its attractions being the charm of its rural heritage and surroundings.
“However, it is also a thriving city growing at a rapid rate due to its strategic location between Sydney and Newcastle, value for money and commercial opportunities.
“Mount View Grange has immediate access to excellent infrastructure, including shops, amenities, sport facilities and entertainment venues, and is located on the doorstep of the Hunter Valley - Australia’s oldest wine growing region and renowned worldwide.”
Mount View Grange is located 130 kilometres north of Sydney and 50 kilometres west of Newcastle.
Bellbird is positioned in close proximity to the Port of Newcastle, Newcastle Airport, Cessnock Airport and has excellent access to M1 Motorway, M15 Hunter Expressway, New England Highway and other arterial roads.
Mr Litwin said the average approved lot size for Mount View Grange was 600sq m, with lots ranging in size from 450sq m to 800sq m, but there was potential to increase density.
“There is scope and potential to increase density via a State-led medium-density scheme that has local council support,” he said.
“The Cessnock LGA is currently enjoying substantial growth. Urban development is rapidly expanding within a growth corridor between Cessnock, Kurri Kurri and Maitland, and between Branxton, Greta and Rutherford.
“The approved town centre site within Mount View Grange will service the entire Bellbird North Urban Release, of which Mount View Grange comprises approximately 50% of dwelling targets.
“The concept plans for the Town Centre are for a multi-storey centre anchored by a full-line major supermarket, more than 20 specialty stores, non-retail floorspace and an entertainment precinct. A Letter of Offer to lease the Town Centre is on hand and will be novated to the new purchaser.”
The Expressions of Interest campaign for the property will close at 3pm (AEST) on Thursday, August 29.
