One of the last remaining mixed-use development sites in the heart of Kogarah, in Sydney’s south, will be auctioned later this month, through Knight Frank agents Demi Carigliano, Anthony Pirrottina and Alex Guilfoyle.
One of the last remaining mixed-use development sites in the heart of Kogarah, in Sydney’s south, will be auctioned later this month, with buyer interest expected to be strong.
The 802sq m site at 47-51 Montgomery Street is an amalgamation of three lots, with the overall site having two street frontages to Montgomery Street and Wicks Lane.
With MU1 Mixed Use zoning, the site has potential for a mixed-use development with a potential gross floor area of 3,609sq m, with a building height of 39 metres and a floor space ratio of 4.5 : 1.
The property will be sold, if not prior, by public auction later this month, on March 26, following a sales campaign run by Knight Frank agents Demi Carigliano, Anthony Pirrottina and Alex Guilfoyle.
Mr Pirrottina said the property presented a development opportunity located in one of South Sydney’s fastest growing centres.
“This is one of the last remaining mixed-use development sites in Kogarah, which is located in the heart of the Kogarah CBD,” he said.
“The site benefits from two substantial street frontages and is a short walk from St George Hospital and Kogarah train station, which has direct access from Wollongong to the Sydney CBD.
“It is also close to the Kogarah Town Centre, public and private schools, local café and dining options, Brighton Le Sands town centre and beach, and Rockdale Plaza.”
Mr Carigliano said: “Developer interest for residential build-to-rent and co-living opportunities in CBD centres remains strong, driven by record low vacancy rates throughout Sydney and a surging rental market.”
The public auction for the property will be held on Tuesday, 26 March 2024 at AuctionWorks - Mezzanine Level, 50 Margaret Street, Sydney from 1:00pm (AEDT).
