Construction is underway on the first homes in Cedar Woods Properties’ Sage Burpengary community following the settlement of stage one and the completion of civil works.
City of Moreton Bay Mayor Peter Flannery cut the ribbon marking the official opening of stage one, following settlement of the first 49 homesites for a total of $33 million and average price of $350,000.
The 54 lots in stage two have also sold out and are expected to settle in March, while stage three is on sale now with the first settlements expected in May, meaning buyers will be able to start construction of their new home by mid-year.
Sage is one of Moreton Bay’s newest communities, being built on a 29-hectare parcel of land on Hunt Road. Upon completion it will have 329 lots as well as an 8000sqm park including play equipment designed to support the needs of Sage’s new residents and those in the broader community, with construction set to start next year.
A seven-hectare green spine will run through the community including 200 fauna nesting boxes in this area and the surrounding nature reserves, providing additional homes for local habitat.
Cr Flannery welcomed the Sage settlements milestone, which he said provided much-needed housing for the region.
“With more and more people attracted to our unique combination of affordable living, enviable lifestyle, employment opportunities, education and transport choices, City of Moreton Bay is thriving with 240 new residents moving to our region every week,” he said.
“While Cedar Woods has injected funding into important community infrastructure, we’ll continue to advocate to other levels of government for improvements including Buchanan Road and Blewers Road upgrades, new facilities, and active travel investment.
“This type of collaboration, across all levels of government and privately, will ensure City of Moreton Bay continues to grow sustainably as a well-planned and connected place that enhances lifestyle for all.”
Cedar Woods Queensland Development Director, Blair Britton, said he had received positive feedback from buyers for the works on the new community.
“The excitement is building from homesite buyers who are eager to get construction underway on the community’s first homes, which are expected to start next month,” he said.
“This is a significant milestone not just for purchasers but people thinking about buying here as they can see the activity.
“Overall, we are injecting $11 million into external works, which is part of our commitment to improving community infrastructure as part of the construction of Sage.”
Mr Britton said the first two stages of Sage had a strong response from buyers attracted to the affordable offering and enviable lifestyle including a seven-hectare green spine running through the community as well as easy access to the Sunshine Coast and the wider Moreton Bay and Brisbane CBD just 45 minutes away.
“We know from Urbis research that both population and house price increases in the Burpengary region are outpacing those of Greater Brisbane and that’s because of the employment and lifestyle opportunities available as well as strong demand for relatively affordable housing which we’re seeing with stage one and two of Sage both selling out,” he said
“At the same time there are plenty of new amenities being constructed or in the planning stages such as Morayfield Marketplace and a new ambulance station so all that creates a compelling proposition for prospective buyers.”
The Cedars Pocket and Magnolia releases, part of stage three, have been released to the market and feature 21 lots ranging from 300sqm to 763sqm and priced from $318,000.
