Not-for-profit, Ys Housing purchased the site at 34 George Street, Reservoir for $3.3 million.
The property, which has a heritage overlay on the church structure, received 11 offers at the closing date, from a range of buyer types.
Mr Napoleone said property was the perfect fit for Ys Housing, which is dedicated to the design and development of high-quality, affordable housing in Melbourne.
The 2998 square metre property is in a Gateway position to Melbourne's rapidly expanding Northern Growth Corridor and just moments from recently upgraded Reservoir Station.
The unique tennis courts site at 12-14 Rosslyn Street, Blackburn South sold for $2.471 million in conjunction with Barry Plant Whitehorse.
The 1748 square metre property attracted nine offers at the closing date from a range of buyers.
Mr Napoleone said the interesting aspect to the sale was that the property was not sold to the highest offer at the end of the campaign.
“The buyer is a tennis club / academy who will retain the tennis court and will use the property as designed for years to come. The continued use of the site was the attraction for the Uniting Church in selecting their buyer.”
Mr Napoleone said it was the first time either property had been offered to the market with both sites attracting strong interest from a range of buyer types.
