Development site at 3/640 Albany Creek Albany Creek for sale at $2.2million by Malcolm Li of Queensland Sotheby’s International Realty.
Queensland Sotheby’s International Realty’s Malcolm Li is selling a development site at 3/640 Albany Creek, Albany Creek with a price tag of around $2.2 million.
Mr Li said it was a rare opportunity to acquire a fabulous development site in the retail and commercial precinct of Albany Creek Road.
“This is a well-proportioned 3,483 square metre allotment located in the General Residential Zone and Suburban Neighbourhood precinct under the Moreton Bay Regional Council Planning Scheme. The large parcel of land includes an attached strata commercial/retail space of approximately 100 square metres.”
Mr Li said the site is also located in the Community Activity designation on the Community Activity and Neighbourhood Hub Overlay Map meaning that a wide variety of community, retail and commercial uses are likely to be supported on the site requiring only a Code application.
Mr Li said acceptable development options for the site are community activities, a childcare centre, community care centre, educational establishment, emergency or health care services or possibly a place of worship.
“The site had previously been subject to a development approval issued by Council in 2011 for a high density dwelling project of 38 units but the application has since lapsed.
“Prior to 1999, the subject site was owned by the Queensland Government and operated as the Mitchelton Infant School. In 1999, Youth with a Mission purchased the site and establishing a training facility.
Mr Li said that a development proposal was lodged in 2016 with the proposal providing 152 storage units ranging.
“The facility will require the constriction of separate buildings, each being two-storey in height. The gross floor area for the proposal is 2350 square metres with site cover of about 30%,” he said.
Mr Li said the site is about 17 kilometres from Brisbane’s CBD and is in a prime position adjacent to ALDI supermarket adding that the complex in front consists of a mix of medical tenants, surveyors as well as a childcare centre.
Major retailers in the precinct include Coles, Dan Murphy's, McDonalds and KFC just a few hundred metres up the road on Albany Creek Road.
