CBRE Sunshine Coast’s Rem Rafter has been appointed to market the 534 Petrie Creek Road property and noted that it would only require a code assessment to undertake a future subdivision based on the site’s Rural Residential zoning.
Mr Rafter noted, “People are discovering the attractions of Rosemount - a quiet, peaceful suburb where residents can enjoy a rural lifestyle, just 10 minutes from the centre of Maroochydore. This and the site’s development potential is likely to attract significant buyer interest in 534 Petrie Creek Road, which once grew beans, tomatoes, watermelons and papaws, but is currently used as a private home.”
Existing improvements include a spacious 1930s-style Queenslander homestead, with a garage and associated small buildings, near the Petrie Creek Road frontage. The property also fronts Upper Rosemount Road at the rear.
Mr Rafter said the Rural Residential zoning, which specified lots of at least 6,000sqm, ensured low density development in a semi-rural setting that would complement the predominantly rural residential character of the locality.
“This is precisely the type of residential development that is attracting newcomers to Rosemount,” Mr Rafter noted.
Under the zoning conditions, the site would be able to accommodate six large allotments.
Some development constraints, or ‘overlays’, apply to the property, but Mr Rafter said independent town planning experts had indicated that these would not impact significantly on the orderly development of the site.
Much of the land is cleared, but the rear of the property where there is a 189m frontage to Upper Rosemount Road is tree-covered and identified as a bushfire hazard area. A bushfire hazard assessment and management plan might be required, Mr Rafter said
Rosemount is located immediately east of Nambour, bordered on its north, east and south by the Petrie and Paynter Creeks. It extends from west of the Bruce Highway to Bli Bli, about 6km east.
The property is only a 10-minute drive to the Maroochydore CBD and the Sunshine Plaza shopping centre, less than 15 minutes to the region’s surf beaches, and only a few kilometres to the Bruce Highway.
