Ian Brown, CEO, OnPiste Private Capital, the Singapore-based developer of OneNozawa Residence, spoke to The Real Estate Conversation about the philosophy behind the project.

OneNozawa Residence is comprised of six of the most thermally efficient ski apartments in the world. All external walls have 218mm of Swiss insulation, all joinery has been hand-sealed, all steel reinforcement has been wrapped in 200mm insulation to prevent cold from seeping in.
Insulation has also been applied to all floors (50mm) and ceilings (150mm) – even the paint has a role in the insulation management of the building. The German clay paint used internally is also hypo allergenic, again taking the environment into consideration.
Working within this insulation envelope, each apartment is heated using wall and under-floor hydronic heating, creating a beautifully warm and comfortable living space.
The apartments have been fitted with 12 tonnes of the world’s best triple-glazed German windows, specially designed with 50mm-thick glass packets and argon gas filled inserts, to manage the altitude and climatic conditions.
"The combination of our location, the views and the zen-like, quiet living spaces we have created, seem to transfix every visitor we’ve entertained so far. If apartments in Singapore or Sydney had these types of windows, we estimate that residents could reduce their energy costs between 25 to 45 percent," said Brown.
OneNozawa Residence is 4,000 feet above sea level, and 2,400 feet above Nozawa Onsen village, the world-famous ski town which hosted the 1998 Winter Olympics. The apartments are conveniently located at the junction of four lift systems, which can take you further up the mountain, or down to the village below. OneNozawa Residence also has its own snow groomer for guest transport up or down the mountain.
The Winter Olympics attracted significant investment in Nozawa’s ski-field infrastructure and the town is well known as one of the best-run ski resorts in Japan.
Nozawa is also famous for its 35 onsens (natural hot-water springs). The village also boasts about 45 restaurants, which prepare delicious, locally grown food. There are also five restaurants within strolling distance of OneNozawa Residence, providing plenty of on-mountain dining options to choose from.
While Nozawa Onsen has fantastic skiing, it’s also a wonderful destination out of the ski season. Mountain bike trails and hiking trails begin at OneNozawa’s back door, and beautiful lakes and streams abound. The Japan Alps are visually spectacular all year round.
OneNozawa Residence contains six luxurious apartments, ranging from 50sqm one bedroom apartments, to a spacious 160sqm, three-bedroom penthouse. The local-craftsmen-constructed kitchens and bathrooms were completed with Italian fittings and appliances. Common areas include a heated ski room and home gym. The penthouse apartment features original wooden beams in its 16-foot vaulted ceiling. Beautiful local Japanese cedar is used throughout the building.
Brown said all of the local craftsmen involved in the project have literally created "a new standard for high-end ski homes in Japan."
