The property at 42-44 Kent Street Rockingham for sale via an Offers to Purchase campaign run by Knight Frank agents Jonathan Wong, Cory Dell’Olio and Zach Schreier on behalf of a private vendor.
A development site just 150 metres from the beachfront in the growing City of Rockingham is up for sale.
The 2,259sq m property at 42-44 Kent Street occuipes a prime position on the corner of Kent Street and Flinders Lane, and is just over the road from the Rockingham Hotel redevelopment, in the city’s waterfront village precinct.
The site, which consists two lots, is current occupied by two vacant single-level brick buildings that were constructed around the end of the 1980s and have previously been leased to retail and commercial tenants, including a Chinese restaurant.
However it is considered to be a development site, with favourable zoning for flexible development options including mixed-use waterfront residential and accommodation, commercial, retail, and tourism and recreational opportunities, with an allowable height of up to eight storeys.
The property is being taken to the market via an Offers to Purchase campaign run by Knight Frank agents Jonathan Wong, Cory Dell’Olio and Zach Schreier on behalf of a private vendor.
Mr Wong said the property offered the opportunity for buyers to solidify a position along the growing Rockingham foreshore precinct that was currently benefitting from a number of redevelopment projects.
“This is a highly strategic and significant development site, offering buyers the chance to create an iconic development in a prominent location in the area,” he said.
“There are many potential uses for the site, including a waterfront residential development, which would provide attractive coastal living with panoramic views given the site’s proximity to the beach, as well amenity including local shopping and entertainment.
“The existing buildings could easily be refurbished for renewed commercial uses and provide solid holding income to offset holding costs whilst in the planning and design stages of a redevelopment.”
Mr Dell’Olio said the site was in a future growth area, with the City of Rockingham increasingly becoming a favourable alternative to Perth.
“This is a prime coastal infill opportunity that will be sought after for years to come,” he said.
“Rockingham has seen vigorous growth in recent years driven by infrastructure development, economic initiatives and gentrification of the area, and this site will benefit by ongoing revitalisation in the region, particularly given its location in the heart of much of the action.
“In the short term it will benefit from the newly anticipated Rockingham Hotel redevelopment that is set to reinvigorate and transform the Rockingham foreshore.”
The Offers to Purchase campaign for the Rockingham property will close at 3pm (AWST) on October 31.
