A 7.61 hectare residential development site in Perth’s outer south has hit the market as strong demand for the property type continues in Western Australia’s capital.

The property at Lot 3 Mandurah Road in Karnup is currently vacant, however being zoned ‘Development’ under the City of Rockingham Town Planning Scheme No. 2, it is primed for subdivision in the near term, subject to council approvals.

The property will be taken to the market via a Public Tender campaign run by Knight Frank agents Tony Delich and Cory Dell’Olio on behalf of the City of Rockingham.

Mr Dell’Olio said there was huge demand for more housing in Perth, with a shortage in the city leading to strong price and rental growth.

“Western Australia has seen significant population growth, with the state’s strong economy drawing in more people, but the supply of housing has not kept up pace with demand,” he said.

“We expect significant buyer interest in this property, from both local and interstate buyers given it suits many smaller developers targeting 100 to 120 lots-plus and it adjoins the established Vista Estate.”

Mr Delich said the Karnup site was in a strategic location, situated between the Rockingham and Mandurah town centres, with easy access to surrounding amenities.

“The property is ideal for residential development, situated close to all essential services, including the Woolworths-anchored Singleton Shopping Centre, and popular beaches,” he said.

“The City of Rockingham is experiencing huge growth, with a population growth rate 1.5 times that of Greater Perth, and buyers in this area will see value growth in the future as this growth continues.”

The Karnup property is just five minutes from the Kwinana Freeway and 15 minutes to the Mandurah Town Centre, and has access to existing and proposed educational facilities, multiple golf courses and the Mandurah Performing Arts Centre.

It is also five minutes from the Lakelands Train Station, while the proposed Karnup Railway Station is situated only 1km north.

The Public Tender campaign for the property will close at 3pm AWST on Wednesday, September 11.
