The development site has Urban Growth zoning and is allocated in the precinct structure plan primarily for residential and retirement living development.
The expressions of interest campaign generated over 150 enquiries, as developers continue to target the major regional markets of Ballarat, Geelong, and Bendigo, buoyed by recent success in these markets as well as future potential off the back of the 2026 regional Victoria Commonwealth Games.
Bidding in the campaign was received from a wide range of residential and retirement living developers Melbourne, Sydney and locally to Ballarat. The purchaser was a Sydney based residential developer with two retirement groups and a Melbourne based residential developer hot on their heels.
The purchase price of $15,000,000 represents close to $2 million per hectare for the 7.92 ha landholding, split over two titles. This price is comparable with many of Metro Melbourne’s greenfield land markets.
